We were appointed as a flooring subcontractor to carry out a resin flooring installation at Edmonton Green Shopping Centre in North London. The centre houses shops, a residential block, and dozens of independent market stalls across a 200m² ground floor trading area. Existing flooring had worn significantly and several defective sections required removal and replacement at depths of up to 60mm. Every element of this project was delivered on night shifts — work began only after the centre closed and had to be complete before trading resumed each morning.
The night-shift constraint was the single most important factor in system selection. Standard epoxy coatings typically require 12-24 hours between coats and cannot be opened to pedestrian traffic for 24-48 hours after application. That made epoxy unworkable on a shopping centre floor that needed to open every morning.
Polyaspartic coatings cure significantly faster. With the right formulation, we could apply primer, apply two full coats of resin, and have the floor ready for foot traffic — all within a single night shift. Polyaspartic was the only system that made this programme viable.
| Week | Works Carried Out |
|---|---|
| Week 1 | Chasing out defective joints and filling surface imperfections using epoxy repair mortar and two-pack filler |
| Week 2 | Removal of approximately 70m² of deep defective floor areas by scabbler and breaker, reinstated using Eposcreed levelling compound |
| Week 3 | Full floor preparation by Vacublast and diamond grinding — prepared and applied first two-coat section within a single night shift |
| Weeks 4–5 | Continued sectional preparation and two-coat polyaspartic application, completed by 3am each night to allow curing before the centre opened |
Our team had to complete preparation, prime, and apply two full coats of polyaspartic within each night shift — finishing by 3am to allow the floor to cure before the centre opened. Polyaspartic's rapid cure profile made this achievable. Standard epoxy would have required the centre to delay opening by at least half a day after each section — which was not an option.
The 70m² of deep defective floor presented the most demanding element of the project. These areas — some failing at depths of up to 60mm — were broken out using scabblers and breakers, cleared, and reinstated with Eposcreed levelling compound before the main preparation phase could begin. Surface defects and joint failures across the remaining floor were filled with epoxy mortar and two-pack filler to produce a consistent, even base for coating.
The full 200m² shopping centre floor was completed across the five-week programme without a single day of trading disruption. Every section was ready for foot traffic by the time the centre opened each morning. The centre now has a clean, durable polyaspartic resin floor that will sustain years of commercial foot traffic — and the market stalls, shopkeepers, and centre management never had to adjust their operating hours by a single minute.
We specialise in out-of-hours and phased resin flooring programmes — polyaspartic systems that cure within a single night shift, every time.
